In Catalonia there is a tourist pearl, Besalú, where a building of 300 m2 and three floors is sold, located in the center of the town. This building is old with exterior stone walls one meter thick that serves as thermal insulation.
Restoration works on the building began, but due to the change of residence of the owner, it is being sold for a lower cost than the money invested.
The owner's idea was to open a restaurant on the ground floor and separate apartments on the upper two floors.
The price of the building includes the plans, corresponding building permits and a modifiable license to open the business. Currently, no licenses are issued to open new businesses in the city, so that license is priceless !!!!!
Besalu is a historic walled town. The new constructions are located about three km outside the enclosure.
According to experts, about 70,000 euros would be needed to complete the works. Under normal conditions Besalu has a large influx of visitors on weekends and the summer period.
It can also be converted into an investment: the restaurant can be rented between 1200 - 1500 euros per month and the upper floors of apartments at about 700 euros each (currently there are no houses for rent, the demand is much higher than the supply) .
And some information about Besalú:
Once you get to Besalú, you will notice as if time has stopped. The origin of the city was the castle of Besalú, which is already documented in the 10th century, built on top of a hill where the remains of the canon of Santa María are located, in the High Middle Ages. The current layout of the town does not respond faithfully to its original state, but it does make it possible to broadly read the urbanization of the Middle Ages with the existence of important buildings: the bridge, the Jewish baths, the church of the monastery of San Pedro from Besalú and San Julián, the old pilgrims' hospital, the Cornellá house, the San Vicente church and the Gothic room of the Royal Curia Palace.
Besalú reveals an architectural and urban structure quite coherent with the medieval past. The monumental importance of Besalú is fundamentally given by its great value as a whole, by its unity, which determines it as one of the most important and unique samples of the medieval ensembles of Catalonia.
Besalú is mentioned in countless writings, stories throughout the centuries. It is also the scene of movie scenes, advertisements or as a simple but powerful regional postcard. To add reasons, Besalú has been declared a National Historic-Artistic Complex since 1966.
